As of July 29, every listed 2026 fall-tide and king-tide period remains ahead. Treat each period as a planning window rather than a guarantee that the highest water will occur on every listed day.
Fort Lauderdale 2026 tide fact: The City of Fort Lauderdale identifies at least 40 predicted king-tide days: September 10–13, September 26–October 1, October 7–13, October 24–31, November 5–11, November 22–28, and December 24–25. It also lists fall-tide periods of August 11–14 and December 5–8.
The City cautions that rainfall, wind direction, and high groundwater can raise observed water above predicted levels. Your schedule should therefore use three checkpoints for each relevant window:
- T–7 to T–3 days: Create the dry-condition baseline.
- T–0: Observe the property near the locally predicted high tide, provided access is safe.
- T+1 to T+3 days: Repeat the views after water has receded and compare them.
Confirm the daily peak time through NOAA for the station most relevant to the property. Tide timing and observed water can differ between the coast, the New River, and residential canals.
The Seven-Day Baseline Inspection Before Each Tide Window
A baseline should establish fixed views that another person can reproduce without interpretation. Do not settle for general photographs of the backyard or dock.

The property-specific viewpoints, access instructions, owner contacts, and escalation rules should be set during the home-watch intake process, not improvised while the tide is rising.
What to Observe Near Peak Tide at the Seawall, Dock, and Property
Plan the observation for approximately 30 minutes before through 30 minutes after the predicted peak, subject to safe access. Record the actual arrival and departure times; “checked during high tide” is too vague for later comparison.

Then follow the path water could take toward the residence: lawn transitions, drains, pool deck, patio thresholds, garage, side-yard gates, and exterior mechanical areas. Note whether water is moving, ponding, or receding and whether a drain is submerged or visibly overflowing.
The Post-Tide Comparison: Matching Photos and Signs of Change
Return after the water has receded and reproduce every baseline view. A useful comparison places the baseline, peak, and post-tide photographs side by side with their timestamps visible in the report.
Look for differences rather than diagnoses:
- A higher water mark against the selected piling, wall joint, or other fixed reference.
- New salt residue, staining, debris lines, or dampness at exterior thresholds.
- Visible changes in seawall joints, caps, adjacent soil, or paver alignment.
- Soil washout, mulch displacement, exposed roots, or landscape edging movement.
- A changed dock, ladder, fender, line, or gangway position.
- Ponding that remains after nearby water has receded.
- New moisture visible inside the garage or immediately inside an exterior door.
Every change should receive a photo number, location, observation, and next action. “Possible issue near dock” is not enough. “P14: new two-foot debris line behind the east seawall joint; not present in B14; owner review requested” is concise and decision-ready.

For Las Olas Isles, record conditions along the owner’s established approach from Las Olas Boulevard. For Rio Vista and Harbor Beach, include the relevant Cordova Road connection. For Coral Ridge, document the selected approach from Bayview Drive or the owner-approved alternative. These are observation points, not instructions to continue when water is present.
If a vehicle may need repositioning, settle the destination, key access, authorization, and timing before the tide window. Movement should occur before low areas become affected—not after water reaches the street.
For a yacht at a private residence, the captain or marine professional should determine navigational clearance and vessel actions. If the vessel is at a managed facility such as Bahia Mar or Pier Sixty-Six Marina, record the marina, berth, dockmaster contact, and communication protocol in the owner file. High water can reduce fixed-bridge clearance even when the dock itself remains accessible.
Your Owner Report and When to Escalate to a Qualified Specialist
Set reporting deadlines before the visit:
- Send an immediate alert when safe access is lost, water reaches the structure, or a visible condition presents an urgent safety concern.
- Send a concise peak-tide status within 60 minutes after leaving the property.
